
Hyderabad, Dec.22 (RAHNUMA): Hyderabad’s residential real estate market recorded strong momentum in November 2025, with home registrations rising 25% year-on-year and 12% month-on-month, according to Knight Frank India. The total value of registered homes surged 40% YoY, making November the strongest month for registrations this year.
Demand for premium housing stood out, with registrations for homes priced above Rs.1 crore soaring 87% YoY. This segment accounted for 21% of total registrations, up from 14% last year, and contributed a dominant 51% of total transaction value. Key premium locations included Kokapet, Puppalaguda, Nanakramguda, Narsingi and Gaganpahad.
Properties sized between 1,000 and 2,000 sq ft dominated the market, comprising 67% of registrations, while units above 2,000 sq ft increased their share to 17%.
At the district level, Rangareddy led with 47% of registrations, followed by Medchal–Malkajgiri (41%), while Hyderabad district accounted for the remaining 12%. The weighted average residential price rose 9% YoY, with Rangareddy witnessing the sharpest increase at 17%, reflecting its growing importance as a residential and commercial hub.
The top five property deals in November were valued above Rs 6 crore, underscoring buyer preference for larger homes with premium amenities.
Commenting on the trend, Shishir Baijal, chairman and managing director Knight Frank India, said Hyderabad is witnessing a decisive shift towards premium housing, cementing its status as one of India’s most aspirational, consumption-led residential markets.
